Navigating Today's Market

REOs - There has, arguably, never been a better time to buy than now in the Corona/Riverside area.  Prices are comparable to the early part of the decade and REOs are the name of the game. 

But, with such an opportunity, there is also plenty of competition.  This is the tough part!  Everyone wants to be on board!  Some of you, by now, have experienced the frustration of purchasing a home in this market .  It is not uncommon to see as many as 60-70 offers on any given property.

How do you gain the competitive advantage in this insane market?  Here are some tips...

1) This is a numbers game.  Be prepared to make several (even numerous) offers.

2) Don't get attached.  This is not a market in which to find your "one and only" dream home.  Be flexible.  You're goal right now is to just get in! 

3) Be ready to be a serious contender.  With the economy as it is, many enter the housing market expecting to be able to bid 10% under the asking price... and have a shot at purchasing the home.  Banks are pricing homes competitively, expecting multiple offers.  As a general rule, plan on bidding over the asking!

4) And, finally, have a Realtor on your side who is aggressive in negotiating for your next home!
